Welcome to 818 Villas in beautiful Bali! We’re excited you’re considering a stay with us. To make sure your experience is smooth and hassle-free, we’ve outlined a few important things to know. When you book accommodations or services at 818 Villa, you agree to the following terms and conditions. Please read our terms and conditions carefully before making your reservation. A valid credit card is required to guarantee a reservation. This guarantee may be made confidentially by secure server at the time of making a reservation. By completing your reservation, you agree to accept the conditions and charges associated with the rate you have selected and the terms and conditions for use of this website. Please see our Privacy Statement for information on our data collection and usage practices. If you book directly through our website or via third-party platforms like Airbnb, Booking.com, Homestay, or Agoda, these terms apply to all guests. Please take a moment to read through them!
Booking & Reservation
Where You Can Book: You can reserve your stay directly through our website, or through platforms like Airbnb, Booking.com, Homestay, and Agoda. For bookings made via third-party sites, the terms set out by the platform will apply in addition to our own.
Booking Confirmation: Your booking is confirmed when you receive a confirmation email from us or the booking platform. A deposit (usually 20-30% of the total cost) may be required at the time of booking, with the remaining balance due before check-in.
Payment Method: All bookings are held in good faith for the arrival to the departure dates listed in the reservation system, at the rate determined at the time of booking. Full payment for your booking must be received by 818 Villas prior to your arrival. Reservation is confirmed with valid credit card accepted. You undertake that you are of legal age; that all details you provide as part of the booking process, payment process or any purchase on this website are correct; that the credit card used is your own; and that there are sufficient funds to cover the cost of the accommodations and other products & services. Reservations can be cancelled if any of the above conditions can’t be met and verified. Any reservation made is not confirmed or held until it’s answered with a Letter of Confirmation or a Voucher thru email by 818 Villas reservation teams. Confirmed bookings can be rescheduled upon your request via email, subject to availability.
Check-In & Check-Out
Check-In Time: Our standard check-in time is from 4:00 PM. If you arrive earlier, we’ll do our best to get you settled, but please check with us first to ensure the villa is ready.
Check-Out Time: Check-out is by 11:00 AM. Late check-out may be available depending on availability and subject to an additional fee. Please confirm with us in advance.
Identification: You’ll need to show a valid government-issued ID (like a passport or driver’s license) when you check in.
Cancellation & Modifications
Flexible Cancellations: We know plans change. Here’s our general cancellation policy:
Direct Bookings: Guest must request any changes or cancellations in writing by email to 818villas@gmail.com. The email must clearly state the booking date, name, and booking number. The Reservation Agent will make every effort to accommodate any requests for changes but the final decision will be made by management.
The following cancellation fees will generally apply:
0% of the total booking amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period
50% of the total booking amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period
100% of the total booking amount will be forfeited if the cancellation is made 30 days prior to the check in date.
No Show - If cancellation is made on the check-in day / during your stay / no show, it will be charged 100% of the total amount or 100% of the total reservation amount will be forfeited.Third-Party Platforms: If you book via Airbnb, Booking.com, Homestay, or Agoda, please refer to their cancellation policies, which may differ slightly from ours.
Changes to Dates: We’re happy to help you change your dates if available. Please let us know as soon as possible, and we’ll work with you to accommodate your new plans.
No-Show: Refunds for Credit Card Payments will be made after payment is completed and after the bank declares that there are no irregularities in the transaction. “Shorten Stay” & “No Show” for confirmed bookings will not be refunded. For group or corporate bookings, cancellations can be confirmed with Hotel Reservations by an authorized representative of the group, or the person making the reservation.
4. House Rules & Guest Responsibilities
Respect the Villa: We want you to enjoy 818 Villas, but please treat it with respect as if it were your own home. If anything breaks or gets damaged, let us know, and we’ll sort it out together.
No Parties or Loud Noise: We’re located in a peaceful area, so please keep noise to a minimum, especially in the evenings. Excessive noise, parties, or disruptive behavior may result in eviction from the villa.
Drugs and Hazardous Materials: All guests and members of their entourage are not allowed to use or bring illegal substances, flammable liquids or other explosives or items deemed dangerous to life, limbs or property into the villa.
Smoking: Smoking is only allowed in designated outdoor areas. Smoking indoors is strictly prohibited. Please use the provided ashtrays to dispose of cigarette butts. Smoking is not permitted anywhere inside the villa. If guest is found smoking inside the villa, the full security deposit will be forfeited to cover the cost of cleaning the Air Conditioning System and fumigating the furniture, etc. 818 Villas management reserves the right to pursue the main guest for any additional costs as a result of having to move future guests while the villa is being cleaned and fumigated.
Pets: We love animals, but pets are generally not allowed at 818 Villa. If you wish to bring a pet, please check with us before booking.
Maximum Occupancy: The maximum number of guests in the villa is 8-10 people. Exceeding this limit may result in additional charges or the cancellation of your booking.
5. Damages & Security Deposit
Security Deposit: A valid security deposit for unexpected expenses of Rp. 2.500.000,- for each suite is required upon check-in. This can be done by cash or credit card and will be refunded upon inspection of the villa upon check out. If any damage or damage occurs to the suite due to the guest's actions, intentional or not, then we ask you to report it to the hotel manager so that we can repair the damage as soon as possible and we reserve the right to add the cost of replacing or repairing items to the guest's bill at check out. For the avoidance of doubt damage/damage includes, but is not limited to, permanent stains, cigarette burns, rips, scratches or other damage to furniture and soft furnishings. Failure to provide a security deposit may result in the rejection of the reservation, without a refund.
Damages: Guests are responsible for any damage to the villa or its contents. If any damage occurs during your stay, we’ll charge you for repairs or replacement.
6. Privacy & Data Protection
Your Privacy: We value your privacy. Your personal information will only be used to process your booking, confirm your stay, and provide any other relevant details. We will not share your data with third parties, except as necessary to fulfill your booking (e.g., payment processing). Guest safety is the most important thing for us. It is committed to protecting your privacy, the confidentiality and security of personal information you provide to us. The information you provide is necessary to process and confirm your reservation; and may include collecting this information in a personal profile. We may also collect information to allow us to properly process the account payments. The information you provide to us may be used to:
* Contact you if there is a change to your reservation
* Create a profile to help with further reservations you make
* To notify you by email, if you have consented to it when registering on our site, about our special offers and promotions that may be relevant to you. The information you provided may be disclosed to other parties who have a contractual relationship with the Villas such as banks and service providers. 818 Villas may have legal obligations required by law to disclose information you provided to the hotel.Marketing Communications: If you opt-in, we may send you occasional updates about special offers, promotions, or events at the villa. You can unsubscribe at any time.
7. Liability & Safety
It is highly recommended to get travel insurance which covers any potential loss during your vacation including illness, injury, death, damage, loss and cancellation. 818 Villas is not responsible under any circumstances to replace or return any unused portion of accommodation and other related services. 818 Villas is not responsible for any damage, loss, injury and death suffered by guests staying both inside and outside the villa. While we make our best efforts to ensure the accuracy of the information presented on our website, we are not responsible for any changes and alterations made by the management. 818 Villas is not responsible for the loss and damage to the personal belongings of guests and visiting guests including the car and personal belongings left inside.
Force Majuere: 818 Villas is not responsible for booking cancellations and shortened stays due to force majeure/acts of God or conditions beyond the villa's control, including floods, earthquakes, explosions, fires, civil disobedience, war, epidemics/pandemics, laws not effective as of the date of this agreement, labor dispute or third-party suspension. In addition, 818 Villas will not be liable for any failure to perform its arrangements and other obligations under the same circumstances. In such cases, 818 Villas must be given a reasonable extension of time to perform obligations or arrangements. Rescheduling (rebooking) or other arrangements may, at 818 Villas sole discretion, be considered without a rebooking fee, but subject to availability and within six (6) months from the time of booking. Rates at the time of booking will apply, but if the schedule is to be changed from a lean period to a peak period, the price difference will be collected.
8. Changes to These Terms
We may update these terms and conditions from time to time, but don’t worry — we’ll notify you of any significant changes. The updated terms will always be posted on our website, and the most recent version will apply to your booking.
Others: We strive to provide a comfortable environment for all our guests. Please note that our suites are generally located in residential areas and there are relevant noise, section and function restrictions. No party or noise will be accepted at any time unless previously arranged. Please follow these rules to save unfavorable eviction from the hotel in case of any complaints.
GOVERNING LAW
These Terms and Conditions are covered in all respects by Indonesian Law and any legal action arising under the contract will only be brought to the appropriate Court having jurisdiction in that country. We will not be liable, whether under a tort or contract, for any damage or loss suffered or incurred by visitors, including direct, consequential, incidental, special or indirect damages, arising out of or resulting directly or indirectly from : International flight delays, any government restrictions, war strikes, industrial actions, riots, natural disasters, or any other event or circumstance beyond our control.
